IN-90-9: This is a 90 day loan yielding 9% interest requiring a minimum investment of only $5,000.00
Monthly payments of 9% interest with a balloon balance payoff in 90 days.
IN-1-10: This is a one year loan yielding 10% interest, with monthly interest payments, and optional prinicpal portion added, with repayment in 1 year on the principal balance.
IN-12-12: This is our most popular longer-term investment for regular income. It is a 12 year loan paying 12% interest on amounts from $10K to $30K and can be secured by a first or second mortgage on a villa unit.

ARE WE LOOKING FOR ONLY BIG INVESTORS OR CAN SMALL INVESTORS INVEST WITH US?
We all know that bigger investors may have 'pools of money' from many individuals, trusts, or entities looking for a nice return in a single, easy investment. Hence the term "OPM" Other peoples money is used to make many successful investors even more wealthy. They can borrow from their own assets, credit lines even at prime rate and re-lend or reinvest the money for double digits to make a nice profit without leaving home!
Smaller investors have done their own borrowing to reinvest though by borrowing though a 'cash advance" or "Convience check" n a 0% credit card, or a promotional credit card offer of 2.9% or even 8.9% for three months or six months or more, and reinvesting it for a much higher interest rate payment to them, pocketing the difference!
Many investors and small entrepenuers have acquired small funding from friends, neighbors, relatives, borrowing against SEP or IRA's, CDs and many creative ways to borrow funds to use in a start up business, and first time or small scale investing is really not much different, so if you are a 'small investor' do not think you can not take advantage of this opportunity while the banks are not lending!
And, if a small investor just isn't able to amass funds for investing right now, we do pay a finders fee and commission if someone will not loan them the money to reinvest, but would loan it directly to VWP2!

Imagine never having to be the Landlord worried about tenants being arrested, on the news, getting fines and violations, complaints, repairs, maintenance issues, etc., etc.!
Financing someone else to be a Landlord is one of the best ways to invest with the least amount of risk and aggravation.
Imagine if the "landlord" you were going to invest in was your local CITY, COUNTY or government who owned the property they were renting out, and guaranteed your monthly payments whether their rental properties were rented or not?
Well, THIS Association is like a government with taxing authority and binds the entire Corporation and its assets and credit to make your monthly payments to you if you loan them money!
The Association OWNS the unit. The Association manages and maintains the unit and will not put a tenant in who would be a problem to itself!
They will get paid their rent, or the tenant's Certificate of Approval of Occupancy gets Revoked, and their required Parking Permit Stickers revoked and suspended immediately!
This is a good landlord/property owner to invest in!
The POA owns 42 right now as of 1/11/16 and is in contract with 5 others, and will buy the existing 20 foreclosures. The owners voted 55 - 1 at its Annual meeting to buy the remaining units and convert the community back to 100% rentals again just as the beginning in 1984. SOoooo...we NEED INVESTORS!

Some of the first mortgage loans and notes made in VWP2 were from Private lenders/investors up to three years ago and are now nicely seasoned, some are two years old and some six months old for resale if the current investor is ever interested in selling it or cashing it out and we would like to have your name and contact information on hand in case any of the half dozen original investors wish to cash out and sell one of their notes/mortgages.
